Many times, a crawl space can be dried out by adding more ventilation or installing a forced air ventilation system. However, in some cases it is necessary to encapsulate a crawl space to completely solve the problem.

  1. There are many different ways moisture can enter a crawl space.
  2. Wicking through the concrete block foundation.
  3. Surface runoff.
  4. Subterranean spring.
  5. Humid air entering through foundation vents.
  6. Leaking pipes.
  7. Leaking roof or siding.
  8. Soil moisture from crawl space floor.
  9. Most homes have inadequate ventilation, so any moisture that enters will have a difficult time exiting.

Additional ventilation or forced air ventilation may be the answer. 

  1. It is impossible to stop water flow! However, it can be controlled and redirected.

Standing water can be ejected using a sump pump installed at the lowest point in the crawl space.

  1. In some cases, a standard vapor barrier is sufficient to reduce the moisture level.
  2. In crawl spaces, fiberglass insulation does more harm than good. Insulation retains moisture and then holds it against the wood. It also prevents air flow that would dry it out. This long-term exposure to moisture causes wood decay fungus and mold.
  3. When humid air enters the crawl space due to a lack of cross ventilation, it condenses on the cool HVAC duct system and then “rains” in the crawl space, elevating the moisture level.

The insulation in this home was wet and was removed exposing the floor joists and sub-floor, revealing rot and wood decay fungus. The home had a poor vapor barrier and inadequate ventilation. The wet insulation was no longer effective and was removed, otherwise the damage would have gone unnoticed.

This home had a leak where the deck attached to the rear of the home. Over time the floor joists developed rot and fungus growth. The home had no vapor barrier and inadequate ventilation.

Many times, water can find its way into a crawl space and may never dry out. Due to the dark environment and inadequate ventilation, it can stay forever, and the high moisture levels can and will damage the wood structures.

When standing water is present in the crawl space, many times the best solution is a sump pump. The sump basin is buried in the crawl space making the bottom of the basin the lowest point in the crawl space. All water will drain into the basin and will be ejected by the pump. This guarantees the standing water will be gone!

When encapsulating a crawl space, we clean out all debris, level the soil under the crawl space, install a 15-mil reinforced liner, permanently adhered to the foundation wall and support piers. All seams are double sealed with Seam-weld (a patented material) to render the encapsulation water-tight. Any water entering the crawl space will go under the liner and be contained and the wood will be protected.      

We will install a dehumidifier to remove the moisture in the air and keep it out. The humidistat will activate the unit only when the humidity rises above the preset level, saving you money and keeping your crawl space dry and protected.

We will also air seal around all pipe and wire penetrations to prevent the crawl space air from being pulled into the living space.
